Before you ask
You register your property in a short form, we talk about price and timing, and then we present it privately to cash buyers on our list. Sellova is a brand of CARPE DIEM REAL ESTATE L.L.C, a licensed agency, and we handle Form F, the developer NOC and the DLD transfer ourselves.
| Situation | Where next |
|---|---|
| I want to sell fast | Sell your property |
| I want a cash proposal | Cash proposal |
| I want to sell off-plan before handover | Sell off-plan |
| I live outside the UAE | Sell from abroad |
How can I sell my apartment in Dubai fast?
Price it in line with recent sales in your building, choose a buyer who pays in cash and have your documents ready. A cash buyer does not wait for bank approval, which usually shortens the path to transfer. We present your apartment to cash buyers on our list. Start on the Sell your property page.
Who buys property for cash in the UAE?
Cash buyers are people and companies that pay from their own funds, without a bank mortgage. Sellova does not buy property. We keep a list of cash buyers and present each property privately to those whose criteria it matches. You can read how a cash proposal works.
Can I sell an off-plan unit before handover?
Often, yes. It depends on the developer and on how much of the price you have paid under your SPA. The developer issues an NOC and the sale is registered with DLD in Oqood. We check the terms of your contract on the call. See the page on selling off-plan.
What does it cost the seller?
The main cost is the DLD transfer fee, a percentage of the price set by the current DLD schedule, which buyer and seller split as agreed in Form F. Other costs can include the trustee office fee, the developer NOC fee and, if the property is mortgaged, the bank's release fees. Each item is explained in our selling costs guide.
Does it cost anything to register?
No. The form and the first conversation are free and commit you to nothing. Any agency fee is discussed with you before you make a decision, so you know the full cost of the sale in advance. Start with the short form.
Why can't I see listings on the site?
We do not publish listings, because many properties reach us confidentially and their owners prefer not to advertise publicly. Buyers on our list receive proposals that fit their criteria instead of scrolling through hundreds of ads. If you buy in cash, you can join the buyer list.
Do I need to be in the UAE?
No. Most of the process can be done remotely, and you can give someone a power of attorney to represent you at the DLD trustee office. A power of attorney signed outside the UAE must be notarised and legalised for use in Dubai.
Who handles the transaction?
We do. Sellova is a brand of CARPE DIEM REAL ESTATE L.L.C, a real estate agency licensed in Dubai (RERA ORN 33387), and we handle every sale under DLD procedures, from Form A to the transfer. You can read more about us on the About page.
Can I sell a mortgaged property?
Yes. Settling the mortgage is part of the transfer. Your bank issues a liability letter with the outstanding amount, the loan is paid off from the sale and the bank releases the mortgage at DLD. The balance is set out in the bank liability letter.
